We are currently selling only 4.5 hectares (yellow area). 4.5 hectares have approximately 400 meters wide frontage fronting Access Road.

This prime residential property can be reached through Access Road from either Manambulan-UP Mindanao Road or Old Davao-Cotabato National Road (Libby Road). It is located just across a street from DECA Homes Mulig and 5 minutes away to future Regional Government Center (RGC). It’s also 7 minutes away to University of the Philippines Mindanao (UPMin) and 10 minutes to Davao City Sports Complex and future government hospital.

This property also come with a scenic view of the nation’s highest mountains: Mt. Talomo and Mt. Apo. Our land sit conveniently near the intersection of three barangays: Mulig, Bago Oshiro, and Mintal where a lot of government projects are either proposed or already under construction. While our property is legally part of Mulig via Access Road, the majority of our land including part of Lot 34 also fall under Bago Oshiro’s jurisdiction as you can see below.

Our property is also near to the proposed path of Davao Bypass Road (4 lanes National Highway) which will connect Barangay Sirawan, Toril to Barangay J.P. Laurel, Panabo. Although subjected to change, this national highway will cut through either DECA Homes Mulig or along the border of between our property and the government’s land.

On April 28, 2022, President Rodrigo Duterte signed a Presidential Proclamation No. 1354 to reserve 3,557,376 m² of government land for Davao Regional Government Center (RGC). This proclamation signals a go for the construction of the said center which will soon be a hub to more than 80 National and Local government agencies including the City Government of Davao, Regional Court, COMELEC, NBI Davao, PRC Davao, DOLE XI, DFA, DAR XI, NEDA XI, COA XI, and to name some. Apart from hitting the goal of lessening the traffic congestion in the city proper, the said project is intended to improve public service to Dabawenyos.

Recently, National Commission on Indigenous Peoples (NCIP) Region XI held groundbreaking (August 16, 2022) to start constructing their own building at the Regional Government Center. Other have already followed such as Department of Environment and Natural Resources (DENR) Region XI.

UPMin have five-year development plan and their main goal is to develop their 204 hectares, including its 20 hectares sport complex, into “Green University Town” and “garden campus”. They will come with a strong emphasis on Mindanaoan culture as well as having every building reflects each ethnolinguistic group in Mindanao.

They plan to establish botanical garden which will highlight the 11 tribes of Davao as well as building cultural center through partnership with Department of Tourism. They also plan to build Mindanao Studies Program Center which will comprise of museum, research center and science and technology park. This will be done in partnership with both the Department of Science and Technology and the Department of Trade and Industry.

Since their existing buildings currently occupy only 20% of their entire land, they seek to expand and erect new buildings such as College of Kinetics (in partnership with Philippine Sports Commission) which will complement Davao City Sports Complex. They also plan to build College of Medicine (in partnership with UP Manila) which will sit adjunct to future Philippine General Hospital.

All of these are intended to make it a world class destination for both tourists and business people as well as drawing in aspiring students and researchers from across Mindanao and abroad. It will also attract potential investors and spur a new economic growth for Davao region in this land of opportunity.

Access Road (Lot 45 is on the right side of the road) is currently under construction. This road will connect UP Mindanao & Davao City Sports Complex to Davao-Cotabato Old Road (Libby Road) for the purpose of easier travel to tourism destinations.
